Residential property in high demand areas in Glasgow can command
a premium rental return.
City centre living has become popular in the last decade with
many small conversions commanding huge prices. There are many
traditional apartments in the city centre, which provide a better
investment and these can also offer reasonable rental yields as
well as the promise of attracting tenants.
The most popular area in Glasgow is the West End, which contains
the University, the Botanic Gardens and much of the nightlife.
The West End continues to be highly desirable and has been the
main focus of "Buy To Let" investment. Much of the residential
property in these areas is traditional Glasgow tenements which
have been restored and modernised internally. These properties
are expensive, offer a small rental return, but are likely to
increase in value in the long term.
Slightly less expensive are areas on the south side of the river.
Certain areas have undergone much improvement in recent years
and are also prove extremely desirable. Areas such as Shawlands
and Mount Florida are hailed as "The new West End" as
the program of tenement restoration is near completion. This area
has also been a traditionally strong area for investors with the
recent increase in property prices reflecting this.
Like London, there is a revival for good property in the east
of the city, once a very neglected area. Leading developers in
Glasgow are currently assessing the possibility of modernising
this area to realise the potential that London and Manchester
have seen in recent years. We are closely monitoring this situation
