Rents and Deposits
On acceptance of references, the tenant pays a deposit to the
value of one months rent, in addition to the first months rent.
After this, we collect rent on a monthly basis, one month in advance.
On receipt of this payment, we deduct expenses and forward payment
(in a manner of your choice) to you with an accompanying statement.
Voids
In any letting situation it is acceptable to have void months,
HOWEVER we try to avoid this wherever possible. Unlike other agencies,
we do not charge tenants additional fees for extension of leases
and try to keep good tenants for longer periods by ensuring continual
improvements to the occupied property. The normal period between
departure to reoccupation by tenants is between three and six
weeks. In areas and times where the market is difficult we have
in the past offered deals such as one-month rent free on a long
lease. This scheme proves extremely popular and encourages tenants.
Tenancy Agreements
We use Assured Shorthold Tenancy Agreements renewable on either
six monthly or annually. We believe these Tenancy Agreements give
both landlords and tenants more flexibility in their tenancy agreement.
Furnishing and Equipment Maintenance
As we, and our associated company, manage several hundred properties,
we have specialist suppliers who furnish and equip properties
at below full retail rate. We insist all properties we manage
are of an acceptable standard for letting and comply with all
relevant legislation. We will quote in an annual review of the
property what work, if any, is needed, outlining a cost if appropriate.
